Golf Community Market Report

By Ramon Gomez, Jr.
Jul 19, 2017

It is golf season, my favorite time of year, and this week I wanted to share our most recent golf community market report.

The golf courses are calling and many of the courses in town have special rates for locals and Utah residents. Canyons golf is offering $55 rates to Utah residents all season long. Next week I will begin to share the special features of the golf courses in the Park City area. Call me anytime and I will be happy to share my knowledge of each of the local golf courses and I hope to see you on the green.

Looking for something to do this weekend - The Park City Summer Concert Series is back for another summer! Head to the Canyons Village Stage on select Saturdays until September 2nd for free live music on select dates. Free live music starts at 4:00pm with each concert's headlining act taking the stage at 6:00pm. This year, the concert series is now moving to the Canyons Village Stage. Come kick off your sandals and get in the summer groove as these musicians perform a variety of genres including funk, reggae, and folk. The next show is Saturday, July 22nd from 4:00 pm - 5:30 pm with VanLadyLove and Drew Holcomb and the Neighbors

The Cabriolet will be open until 8:30pm on these concert dates. Due to the popularity of these concerts, guests carpooling, public transportation or riding bicycles to the show is greatly appreciated! NOTE: Dogs must be leashed within the Canyons Village at all times. Blankets, picnics and chairs will not be allowed in the concert venue until 4:00pm. Guests may bring their own chair to our concerts provided that the chair is low-back. Low-back chairs must be 12" max from the ground to the front of the seat bottom and 30" max from the ground to the top of the chair in its highest position. There are no exceptions to this rule and guests bringing chairs that do not meet this requirement will be asked to take them back to their vehicles. Chairs meeting the height requirements are available for purchase at Canyon Mountain Sports.

  1. I like the helpful info you provide in your articles. I'll bookmark your blog and check again here regularly. I am quite certain I'll learn lots of new stuff right here!

    Good luck for the next!

Nestled beneath the beautiful slopes of the Wasatch range and just minutes away from Park City’s Main Street and Salt Lake, the communities of Pinebrook, Jeremy Ranch, and Summit Park offer perfect single family home and condominium options for commuters and outdoor enthusiasts.

With out-the-door access to Flying Dog and other legendary Park City trail systems, these communities offer some of the best recreation in the area. As for amenities, Pinebrook is home to numerous restaurants, yoga studios, and grocery stores, which create a strong sense of community among these adjacent neighborhoods. Jeremy Ranch also offers golf via its private club and manicured full course.

In terms of real estate: Jeremy Ranch is known for spacious single family homes that are bathed in sunlight and feature dramatic views. Pinebrook consists of a wide array of entry, custom and luxury home options that make this neighborhood popular among Millennials. Just up Parley's hill from Pinebrook, Summit Park offers secluded homes encompassed by mountain wilderness and numerous trail systems that award adventurers with stunning views of the Salt Lake Valley.

For anyone looking to be within easy driving distance from Salt Lake and all the recreational options Park City has to offer, be sure to look at Pinebrook, Jeremy Ranch, and Summit Park real estate.

June marks the beginning of summer in Park City. With the opening of summer resort operations, visitors and locals can make the most of world class downhill biking, chairlift hiking, rides and mini golf at the bases. With our award-winning trail system, blue bird weather, and championship golf options, we are truly an all-season community. Not-to-miss events include the mouth-watering Savor the Summit dinner, when Park City restaurants come together to line Main Street with tables for an evening of communal fine dining that draws the whole town. Also, be sure to get your Oakley Rodeo tickets--one of our favorite events of the year.

Golf Community Sales - Summit and Wasatch counties are popular amongst golfers, and the number of vacant land and single family home sales in our golf communities gives strong evidence of this trend. With over 300 sales in the past twelve months in Glenwild, Promontory, Hideout, Tuhaye, Red Ledges, and Victory Ranch, buyer demand remains strong and will likely continue, especially during the summer months. With a wide array of price points, new build options, and ample community amenities, it's no wonder that many second home buyers are investing in these neighborhoods.

With courses now open, make the most of our local golf options and explore your living options in these highly sought after micro-market areas. Reach out for more information on our local golf communities.

Golf Community Market Report

By Ramon Gomez, Jr.
May 29, 2016

Park City is known for great snow, picturesque mountains, and North America’s largest ski resort; but did you know that there are seventeen golf courses within thirty-two minutes of Old Town? Check out our Golf Community Market Report to see both Single Family Homes and Vacant Land available/sold at many of our fine golf communities in the Park City area. (Promontory Pictured Above)

Seven of these courses are private clubs located within five private gated communities, Glenwild, Promontory, Tuhaye, Red Ledges, Victory Ranch (Promontory and Red Ledges each have two golf courses). There are two other fine private courses located in Park City…Park Meadows and Jeremy Ranch.

(Red Ledges Pictured Above)

Our eight public golf courses are extremely well maintained and a joy to play all with the bonus of very reasonable green fees. I have personally played all but three of them and I am here to tell you that golfing in Park City area is like Heaven on Earth. Park City provides mild temperatures, well maintained greens and fabulous mountain views from every golf course.

(Tuhaye Pictured Above)

As I have managed private clubs for over 15 years, in several fine resort locations, it is my professional and personal opinion that you will not find a better golfing experience anywhere. Whether you wish to join an exclusive private club or play one our fine public courses, you will not be disappointed.

Glenwild Golf Community

By Ramon Gomez, Jr.
May 25, 2016

IMG_5806 10.41.30 PM

Glenwild was developed by DMB Associates of Scottsdale AZ who have done several quality developments around the Southwest and Hawaii. This Tom Fazio designed golf course has been rated the number one private golf course in Utah by Golf Digest ever since the day it opened. As a golf community it is extremely well designed, with the golf course never crossing a “road” and only having homes on one side of the fairway…not both sides like most developments. Also the cast path never crosses a road and the home-sites are set way back from the course.

Glenwild1

Glenwild is currently over 50% built-out with 211 lots ranging from just under a half acre to 7 acres in size. This location is north of Kimball Junction putting you in the closest location to the areas most people are desiring… and of course less than 15 minutes to Deer Valley Ski Resort, with Park City Mountain Resort only 7 and 12 minutes away, and the Salt Lake City Airport only 32 minutes away.

We are proud to share our listings in Glenwild and if you visit our website you will have access to every single home on the market in Glenwild as well as the rest of the Park City area.

1333 Snow Berry Street  was recently filmed by Jay Deher of Berkshire Hathaway in SLC who has a Sunday afternoon TV show on Channel 4 showcasing real estate for the Salt Lake City news team and this link will take you to the home tour and more information on this beautiful home. This exquisitely finished home has unobstructed views. You can sit sit out at the fire pit as you enjoy the mountain views and sunsets.. or slide over to the hot tub located on the precipice of this lot. The dueling staircases are another one of several highlights of the expansive great room/kitchen/dining area and all have views worth savoring.

Our next home on the market is the absolutely stunning 7418 Glenwild Drive with over 11,000 square feet, superior design, elegant lines and striking details. This immaculate home offers spectacular views of Park City, America’s largest ski resort, and sits on the Tom Fazio designed 14th hole at Glenwild, Golf Digest rated #1 Utah golf course since 2001.

And coming soon... 7097 Glenwild Drive is a truly special single floor living home. The wide open floor plan has spectacular views of both ski resorts & the Olympic Park. This home is finished in the most elegant & extraordinary ways: Luna Bronze stone fixtures, 3 water features, private back patio, an 11,500 lb rock fountain, heated stone around tub with a heater to maintain water temp,  and four car garage with built-ins.

Park City Quarter One Stats - Part Two

By Ramon Gomez, Jr.
May 18, 2016

IMG_3956This week continues our comparison of Market Numbers in the first quarter of 2016 compared to the first quarter of 2015. So what does it mean... First of all it means you cannot look at Park City as one single market. We have several "micro areas" and some areas are up and some areas are down. So always ask your Realtor for specific subdivisions in your market analysis not just the "Park City" market.

In Old Town combined inventory is down in the first quarter of 2016 over this time last year in the first quarter 2015 thus Supply & Demand is causing prices to creep up. Single Family listings are up 8.3% in the first quarter of 2016 over listings in the first quarter of 2015, and the median home price are up 13.5% in the first quarter of 2016 as compared to the first quarter in 2015. Below is the current Old Town Park City market report on Single Family homes.

Golfing in the Park City Area

Yes, I know….Park City is known for its great snow and Ski Mountains…yes we are a Ski Town….But, did you know that there are 17 golf courses within 32 minutes of Old Town…7 are private golf clubs with 5 of those being in private golf communities (Promontory and Red Ledges each have two courses). Our public golf courses (7) are extremely well maintained and a joy to play, plus they have the bonus of having very reasonable green fees. I have personally played all, but three of them (the second course at Red Ledges is currently under construction), and I am here to tell you that golfing in the Park City area is like heaven on earth with mild temperatures, well maintained greens, and all with fabulous mountain views.

So, imagine owning a home or condo here in Park City where we have the “Greatest Snow on Earth” and in the summer 17 golf courses to choose from…call or email me for real estate information around any of these fine courses:

Glenwild, Promonatory (two 18-hole courses), Tuhaye, Victory Ranch, Red Ledges (two courses), Jeremy Ranch, Park Meadows, Homestead, Hideout, Park City Course, Canyon’s New golf course, Soldier Hollow (two 18-hole courses), Mountain Dell and Wasatch Mountain

Victory Ranch is nestled along the Provo River and home to an 18-hole Rees Jones signature golf course. Along with golf, Victory Ranch has many club amenities including cabins along the river for member families and guests, fly fishing, upland bird hunting, backcountry yurts and an amazing trail system. I had the privilege to be invited to try out their 5-stand shooting with my real estate partner, Judy and it was awesome. With a limited membership of only 435, this is an amazing community only 18 miles from Park City.

We are seeing an increase in construction and home sales across the United States… And here in Park City we are booming. Last month the Park City Building Department saw one of its busiest /profitable months in recent history. The National Association of Realtors posted that sales of newly constructed homes the first quarter of this year are up 23.7% over the same quarter in 2014 and building permits have soared 11.8% being the strongest since 2007. Low mortgage rates help too… And here in Park City we are busy, busy, busy.

I have the pleasure of being part of a local building project at 770 Hollyhock in the Glenwild Golf Community. Park City Homes Partnership, LLC leads the construction of this home and I handle the Real Estate sale. This home has spectacular views of the Glenwild golf course and the ski resorts of Park City.

There are 24 homes in Red Ledges that are available for sale that range in price from $559K to $2.6 million…these homes represent a great value being from 2,500 sq ft up to 7,500 sq ft. Currently 3 homes are under contract with 15 homes that have sold in the past 12 months. There were 15 closings in the past year…Red Ledges has picked up the volume of activity over the past several months. They are opening their new clubhouse this summer which is widely anticipated by their members.

Out at Tuhaye there are 7 homes on the market as of today ranging from $1.3 million to $3.2 million and they range in size from 3,567 sq ft to just over 7,300 sq ft. One home is currently under contract and 6 homes have sold in the past year…therefore about a one year inventory. Yes, today Tuhaye is going through a difficult time with re-organization, however this is a great time to pick up a great home at a great price in Tuhaye….Once they come out of their re-organization they will be a very strong community.

In Victory Ranch there are only 4 homes currently on the market….but with 5 homes under contract, they are gaining very good momentum going into the summer. Prices are mainly in the mid One million dollar range with one home being offered at $3.6 million. Victory Ranch has gone under it’s own re-organization with vast improvements in the community…they have reduced density and added amenities…Victory Ranch may feel like it is way out of town, however it is only a 20 min drive to Old Town.

As of May 20, 2015 at Glenwild there are 17 homes available to purchase from $1.8 million up to $8.9 million, this obviously provides you with a wide variety of options, these homes range from 4,000 sq ft to 10,000 sq ft. Over the past 12 months 8 homes have closed with only one being in the 3 million dollar range; however two are currently “under contract” but have not closed yet with one just below 3 million and the other around 3.3 million. Of the 17 homes on the market today 12 are under 3 million offering some very good value in Glenwild.

As of May 20th in Promontory there are 64 homes available to purchase priced from $1,015,000 to just over $7 million and 17 homes are under contract…of the under contract homes 9 are Cabins (priced 1 million to 1.7 million). Over the past year 72 homes have closed which shows a strong activity in Promontory. This coming weekend Promontory hosts an open house weekend showcasing most of their homes that are for sale…so if you are in town you just might wish to drive out and take a look…it is a great opportunity to see what is available.

Next week I will give you the same type of stats for Red Ledges, Tuhaye and Victory Ranch…and as always if you have any questions please feel free to contact me directly at ramon@rgomezjr.com or 435-640-0590

June 20, 2015 is an important day at Promontory…for more than one reason. Reason #1… is the Grand Opening of The Nicklaus Course Clubhouse and Reason #2…the release of the sought after lots in The Summit from 9am thru Noon. These are two big events for Promontory this summer. The clubhouse has very dramatic architecture and cutting edge landscaping. This modern looking building is really cool while blending in with the landscape. The designer is acclaimed architect John Salher, of Swaback Partners. And interesting enough, years ago I had the pleasure of personally working with Swaback Partners, and I can tell you they are fabulous at what they do. They simply understand how to make a building look “grand and elegant” while feeling warm and comfortable, a place where you will enjoy relaxing with your family and friends. I am looking forward to seeing the finish product.
